Once your comp groups are set, it’s time to add rent comps—and at Bowery, selecting, reviewing, and mapping comparables is a seamless process.

Here’s how appraisers move from data to documentation, using Bowery’s integrated tools to stay efficient and accurate.

Navigate to Rent Comps

The Bowery mobile app streamlines inspections by removing unnecessary steps. Photos taken onsite are instantly uploaded to the correct Dropbox folder—no manual transfers, no juggling between apps.

Smart Sorting, Zero Headaches

Start by heading to the Rent Comps page. You’ll see a map view showing a subset of Bowery’s verified property database, filtered for commercial leases.

If your subject property is in New York City, the map will default to that location. From here, you can narrow your search further by property type, GBA, and other filters.

Add and Organize Comps

Let’s say you’re working on a 'Large Office' comp group. Apply a size filter—for example, 8,000 to 12,000 SF—and add suitable comps from the map. Comps will first land in the 'Unsorted' area, allowing you to drag and drop each into the correct comp group.

Repeat the process for your 'Small Office' group with its own filters (e.g., 4,000 to 8,000 SF).

Review and Update Comp Details

Once the comps are in place, you can click into each to view or update their details. Add custom notes, adjust figures, and upload a new building photo directly from your screen.

Bowery makes this intuitive—saving changes automatically and preparing your comps for export.

Generate Comp Maps

With comps assigned, it’s time to create your map. Bowery’s interface automatically displays your subject property alongside selected comparables.

You can zoom in to show geographic relationships, reposition the cards, and once satisfied—capture your screen. This screenshot is then embedded into both the Commercial section and the Comp Map section of your narrative report.

Repeat and Refine

The process is just as efficient for your other comp groups. Zoom into the relevant area, position your comps clearly, and save the map image.
