Mr. Powell, MAI, is the Managing Director of the Florida office for Bowery Valuation. Mr. Powell has been a Managing Director with Cushman & Wakefield and Integra Realty Resources, operated his own firm, The SMP Group, and worked with other independent firms.

Mr. Powell entered the appraisal profession in 1992 at an independent firm in Erie, PA and joined the Appraisal Institute in 1995. He completed his MAI designation requirements in 2001, and in 2002 was invited by the Appraisal Institute to serve on the prestigious General Comprehensive Examination Subcommittee. Mr. Powell relocated to Florida (the Treasure Coast) in 2004 and has worked all over Florida.

Mr. Powell gained his clients’ trust through attention to detail and thorough research, and by routinely applying advanced methods of analysis over a broad scope of work. He has extensive practical knowledge in market analyses/feasibility studies, consulting, and market value appraisal reports for lending, litigation (including expert witness testimony), tax appeals, and condemnation.

Mr. Powell is actively engaged in all aspects of appraisal practice, including appraisal and analysis of various types of properties such as multifamily, office, industrial, retail and mixed-use, gas stations & convenience stores, various net leased properties, self-storage, marinas, golf courses, health clubs, other private clubs (e.g., tennis centers), and short-term rentals. He has extensive experience appraising all types of development sites, especially residential subdivisions (large and small), and regularly appraises going concerns. His clients include numerous banks/financial institutions, government institutions, attorneys, developers, and private investors.

Mr. Powell graduated from Pennsylvania State university with a Bachelor of Science.

Harry C. Newstreet is a Senior Vice President at Bowery Valuation who joined the firm in June 2021.  Mr. Newstreet can perform a wide variety of real estate services that cover the entire spectrum of the real estate appraisal field including property appraisal, acquisition, feasibility, development and counseling, as well as in specialized areas such as expert witness testimony in condemnation for right-of-way, valuation, tax problems and other real estate matters.  Mr. Newstreet has completed both form and narrative appraisals of nearly every variety of residential and commercial property, including a specialty in outdoor advertising.

Before joining Bowery, Mr. Newstreet owned and operated his own appraisal firm. He is qualified as an expert witness in Federal and State Courts in Florida, North Carolina and Pennsylvania and has performed appraisal services in the following states; Florida, Georgia, New York, New Hampshire, North Carolina, South Carolina, Tennessee, Kentucky, Washington, Alabama, Pennsylvania, Texas, Virginia, Wisconsin and Michigan.

Mr. Newstreet graduated from Florida State University.

Shea Dailey is a Senior Valuation Associate at Bowery Valuation who joined the firm in July 2021. Mr. Dailey is actively engaged in appraising all asset types in the state of Florida.

Prior to joining Bowery, Mr. Dailey received his Master of Science in Finance from Boston College, with a curriculum centered around rigorous investment analysis and financial modeling training. Mr. Dailey completed his undergraduate degree at Villanova University, receiving a Bachelor of Business Administration degree in Accounting, with a secondary degree in Finance.

Christian Dodds is a Valuation Associate at Bowery Valuation who joined the firm in August 2021. Mr. Dodds is actively engaged in appraising retail, office, industrial, and multifamily properties in Florida.

Before joining Bowery, Mr. Dodds served as a Commercial Property Tax Consultant at Ryan LLC based in Fort Lauderdale, Florida.

Mr. Dodds graduated from Florida State University with a bachelor’s degree in Real Estate. He also holds a certificate from the London School of Economics in Real Estate Economics and Finance.

Charles Grasso is a Valuation Associate at Bowery Valuation who joined the firm in July 2021. Mr. Grasso is actively engaged in appraising all asset types in the state of Florida.

‍

Prior to joining Bowery, Mr. Grasso worked as a Private Equity Analyst at Brookside Capital Partners, based in Stamford, CT, where he received extensive financial modeling and market research training while working on leveraged buyouts of lower middle market private companies.

Mr. Grasso graduated from the University of Colorado Boulder in 2021 with a Master of Science in Real Estate and a Bachelor of Science in Business Administration with an emphasis in Finance and Real Estate.

Miguel A. Pierce Martin is a Senior Valuation Associate at Bowery Valuation who joined the firm in June 2021. Mr. Pierce Martin has worked in the commercial real estate appraisal industry since 2017 and is actively engaged in appraising all asset types in the state of Florida.

Prior to joining Bowery, Mr. Pierce Martin served as a Research Analyst at Cushman & Wakefield, based in Stuart, FL, where he assisted senior appraisers performing data verification, market analyses and property research for assignments involving a wide array of property types.

Mr. Pierce Martin graduated from Indian River State College in 2017 with a Bachelor of Science in Business Administration.

Jason Telsey is a Senior Valuation Associate at Bowery Valuation who joined the firm in January 2022. Mr. Telsey is actively engaged in appraising mixed-use and multifamily properties in Florida.

Before joining Bowery, Mr. Telsey served as a Compliance Intern at Provident Bank based in New Jersey. He is a member of the Young Real Estate Professionals in New York.

Mr. Telsey graduated from Indiana University’s Kelley School of Business with a Bachelor of Science in Finance and International Business

Mr. Beggan is a Valuation Associate at Bowery Valuation who joined the firm in July 2022. He is actively engaged in appraising a variety of commercial, mixed-use, and multifamily properties in Florida.

Before joining Bowery, Mr. Beggan worked as a Finance Intern at Rise-N-Shine, LLC, based in New Jersey.

Mr. Beggan graduated from Saint Joseph's University with a Bachelor of Science in Business Administration in Finance with a minor in Economics.

Alexandria Salls is a Valuation Associate at Bowery Valuation who joined the firm in July 2022. Ms. Salls is actively engaged in appraising a variety of commercial, mixed-use, and multifamily properties in Florida.

Before joining Bowery, Ms. Salls served as an accountant at Contemporary Management Concepts, LLLP based in Alachua, FL, where she crafted financial reports for investors and owners of apartment complexes, condominiums, and commercial real estate for which the company provided management services.

Ms. Salls graduated from the University of Florida with a Bachelor of Science in Business Administration with a major in Finance.

Mr. Gollotti is the Managing Director of the New York City and Washington, D.C. offices who joined the firm in March 2018. He has been a part of the real estate industry since 2010, with his expertise in commercial real estate appraisal beginning in 2013.

‍

Before his association with Bowery, Mr. Gollotti was an associate at the BBG/ Leitner Group in New York City. Prior to this, he served as a Development Associate for Arcadia Land Company, a Philadelphia-based real estate land developer and consultant emphasizing smart growth and traditional neighborhood design.

‍

In his roles at both Bowery and the BBG/ Leitner Group, Mr. Gollotti appraised a diverse range of properties. These included multi-unit residential buildings/complexes, office structures, industrial buildings, retail centers, mixed-use establishments, senior living facilities, self-storage units, and developmental sites. His valuation experience extends beyond the New York City and Washington, D.C. metropolitan areas to various states across the U.S. He offers his services to a broad clientele, comprising commercial banks, property owners, private equity firms, attorneys, and developers.

Mr. Gollotti graduated from University of Pennsylvania with a Bachelor of Arts in Urban Studies and a minor in History.

John Musnuff is the managing director of the New Jersey and Pennsylvania offices at Bowery Valuation. He joined the firm in October 2020 and has worked in the real estate appraisal industry since 1986. Mr. Musnuff has appraised all types of commercial properties primarily in New Jersey, New York, and Pennsylvania. These properties include vacant land, farms, subdivisions, PUD projects, multi-family projects, industrial sites, offices, retail shopping centers, and special-use properties.

Before joining Bowery, Mr. Musnuff owned Musnuff Group, LLC, a boutique appraisal firm that conducted appraisals of commercial properties for lenders, governmental agencies (including condemning authorities), litigation support, and private concerns.

Prior to forming Musnuff Group, LLC, Mr. Musnuff worked at Integra Realty Resources, Izenberg Appraisal, and Appraisal Affiliates as a commercial appraiser. He also served at MGM Associates as the head of revaluation and commercial properties.

Mr. Musnuff graduated from Hamilton College with a Bachelor of Arts in Fine Arts and a minor in Mathematics.

Cynthia Xu is a reviewer at Bowery Valuation who joined the firm in November 2020. She has worked in the real estate appraisal industry since 2007.  Cynthia has appraised a wide variety of property types including office, industrial, retail centers, multifamily, mixed-use properties, land, residential, and subdivisions.

Before joining Bowery, Cynthia served as a Senior Appraiser at Ard Appraisal Company based in New Jersey performing appraisals of commercial properties for lenders, and governmental agencies including condemning authorities, litigation support, and private entities.

Cynthia graduated from Case Western Reserve University with double Master of Science degrees in Neuroscience and Management Information Systems.

Andrew Beltran is a Vice President at Bowery Valuation who joined the firm in March 2021. He has worked in the real estate appraisal industry for a total of nine years and has appraised industrial, multifamily, office, retail, self-storage, health care and senior living properties in most of the United States specializing in industrial, office and senior living asset types. Geographically, his appraisal exposure has covered the United States, United Kingdom, continental Europe, Asia and Australia.

Before joining Bowery, Mr. Beltran served as a Senior Vice President at Robert A. Stanger & Company, Inc. based in Shrewsbury, NJ.

Mr. Beltran graduated from Ramapo College of New Jersey with a Bachelor of Arts in History and a minor in Political Science.

Mr. Gollotti is the Managing Director of the New York City and Washington, D.C. offices who joined the firm in March 2018. He has been a part of the real estate industry since 2010, with his expertise in commercial real estate appraisal beginning in 2013.

Andrew has over 30+ years of experience in real estate valuation. He joined Bowery in April of 2019.  Prior to that he spent 4 years at BBG and 30 years at Bankers Trust and its successor Deutsche Bank, where he was the Head of Valuation for the Americas at Deutsche Bank, New York, NY. He started his career with Emigrant Savings Bank and Brown Harris Stevens.

At Deutsche Bank’s CRM-REV Appraisal Group for the Americas, he managed a group comprised of four to eight appraisers and additional external consultants. He was responsible for engaging, reviewing and managing national appraisal assignments for the CMBS Large Loan, Conduit, Warehouse, Bank Syndication, Special Situations and Private Wealth groups. Loan products included balance sheet loans, conduit loans, large loans, and floating rate transactions. Year end 2014 volume was in excess of $30B. He also handled consulting and due diligence assignments valuing NPL loans for Special Situations Group.

Additionally he took part in evaluating and conducting due diligence on international portfolios of distressed and corporate for sale assets. Assignments included portfolios in Canada, China, Ireland, England, Germany, Italy, Japan, Korea, Sweden, Slovakia and South Korea.

Helen Peng is a Director at Bowery Valuation who joined in February 2019.   Helen has over 35 years of experience in real estate valuation. The majority of her career was spent at Bankers Trust/Deutsche Bank. The first few years of her career was spent at Chase Manhattan Bank as an Appraiser with the last few years spent as a Director at BBG in New York City with the responsibility of Quality Control Reviewer.

At Deutsche Bank, Helen was a Director where she handled consulting, due diligence and prescreening of deals for various areas of the bank. Responsibilities include assessment of the transaction, cash flow analysis, market research, site visits and review of structure and documentation. Helen has also evaluated and conducted due diligence on domestic and international portfolios. Portfolios comprised of distressed mortgages and real estate owned assets. Travels covered Japan, Taiwan, South Korea, Sweden, Italy, France, Canada, Mexico, Czech Republic and Germany.

In addition, in her role as a Review Appraiser she ordered and reviewed appraisals, provided market data as well as opined on values for all property types on national basis.

During her tenure at Chase Manhattan Bank, Helen was a Second Vice President and Senior Staff Appraiser. Her experience involves writing and reviewing reports for various property types including commercial, industrial, residential and retail. Property located in Metropolitan and Suburban New York.

Ms. Peng graduated from University of Connecticut with a Bachelor of Science in Business Administration and a Diploma in Real Estate and Urban Economic Studies. Ms. Peng also graduated from New York University with a Master of Science in Real Estate and a Diploma in Real Estate Investment.

Cynthia Xu is a reviewer at Bowery Valuation who joined the firm in November 2020. She has worked in the real estate appraisal industry since 2007.  Cynthia has appraised a wide variety of property types including office, industrial, retail centers, multifamily, mixed-use properties, land, residential, and subdivisions.

Brandon Goodman is a Senior Vice President at Bowery Valuation who joined the firm in February 2021. He has worked in the real estate appraisal industry since 2015 and has experience in the valuation of a wide variety of property types including investment-grade office buildings, multi-tenant retail, mixed-use apartment buildings, industrial, vacant land, and luxury condominium development, as well as air rights valuation and ground lease valuation.    

Prior to joining Bowery, Brandon served as a Senior Valuation Associate at CBRE based in New York City.

Brandon graduated from Emory University with a Bachelor of Arts Degree in Economics. He also graduated from NYU Stern with an MBA with a specialization in Real Estate, Finance, and Management.

Maren Lewis, MAI, is a Senior Vice President at Bowery Valuation who joined the firm in October 2019. She has worked in the real estate industry since 2004, with commercial real estate appraisal experience since 2017.

Ms. Lewis has appraised multifamily rental buildings, condo and cooperative buildings, developable land, ground up construction sites, retail properties, hotels, and special-use properties, such as schools and other community facility properties primarily in the New York metro area.

Prior to joining Bowery, Ms. Lewis served as a Valuation Associate at BBG, Inc. based in New York City.
‍

Prior to her time at BBG Inc., Ms. Lewis worked for the Hotel Finance Group at Credit Agricole Corporate and Investment Bank, formerly known as Credit Lyonnais, for 8 years as a Credit Analyst and Junior Relationship Manager. In this role, she prepared detailed credit recommendations to senior management, including designing and creating detailed financial projection models and assisting in the process to structure and execute corporate and asset-backed financing opportunities for single assets and hotel companies. Additionally, this role included arranging for all due diligence requirements and monitoring the financial performance on a monthly basis.  
‍

Prior to Credit Lyonnais, Ms. Lewis worked in the Kenneth Leventhal Real Estate Group at Ernst & Young, LLP.  In this consulting group, she valued real estate portfolios and performed market studies, including research of economic and demographic trends, assessment of market supply and demand, interviews of market participants, and analysis of historical market and segment performance.

Ms. Lewis graduated from Cornell University with a Bachelor of Science with a focus on the hospitality industry and a concentration in finance.

Michelle Zell is a Senior Vice President at Bowery Valuation, who joined the firm in October 2019. She has worked in the real estate appraisal industry for 19 years.
‍

Ms. Zell has appraised multi-family, condominium and cooperative apartment buildings, retail properties, office buildings, restaurants, industrial properties, hotels, and vacant land properties in New York, New Jersey, Connecticut, Pennsylvania, Texas, Georgia, Louisiana  and Florida.  Ms. Zell specializes in managing large portfolios, appraising large scale existing and proposed developments, appraisals for EB-5 financing, market studies, and appraisals for litigation and condemnation proceedings, as well as trust and estate needs.  
‍

Ms. Zell performs and manages appraisals for Israeli bond issuances in excess of $1B, and has extensive experience providing appraisals for financial reporting on the Israeli bond market since 2012. She specializes in serving as a liaison between the appraisers, the audit firms and the Israeli Security Authority.

‍

Significant appraisal assignments include Peter Cooper Village/Stuyvesant Town, a rental apartment complex in New York City with 12,000 units, the condominium conversion of The Apthorp and the Belnord, two large scale prewar landmarked developments in Manhattan,  70 Pine Street, the 1M square foot former AIG headquarters converted to rental apartments, hotel, private club, restaurant and retail space, 701 7th Avenue, a proposed hotel and retail development located in Times Square and valued at $2B, market rent determination for Bell Works- the former Ball Labs in Holmdel, NJ, and multiple large developments for EB-5 financing including The Armature Works in Washington DC (a proposed mixed use retail, apartment and hotel development), 1 Journal Square (a proposed mixed use development in Jersey City),  The  Retail at Nassau Coliseum (proposed retail and entertainment complex adjacent to Nassau Coliseum), and Pacific Park (a proposed development of 15 land parcels to be developed with high rise residential, condominium, office and school buildings).

Before joining Bowery, Ms. Zell served as a Senior Appraiser at BBG (formerly Leitner Group) in New York City from 2003 through October 2019.

Ms. Zell graduated from Cornell University with a Bachelor of Science. She also graduated from Emory University with a Master of Public Health.

Ross Wigon is a Senior Vice President at Bowery Valuation who joined the firm in February 2019. He has worked in the real estate appraisal industry since 2015 and has experience appraising multifamily, mixed-use, office, retail, and industrial properties in New York, New Jersey, Connecticut, Pennsylvania, Maryland, Florida, Texas, Indiana, Arkansas, and Tennessee.

Prior to joining Bowery, Mr. Wigon served as an Associate at BBG based in New York.

He received a Bachelor of Science in Business Administration from Boston University Questrom School of Business.

Tyler Drake is a Vice President at Bowery Valuation Services who joined the firm in October 2019. He has worked in the real estate appraisal industry since 2017. Most recently, Mr. Drake served as an appraiser at BBG, Inc. based in New York City.

‍

Mr. Drake has appraised a variety of income-producing properties located in the New York metro area, as well as New Jersey, Connecticut, Illinois and Florida. Property types include multifamily rental buildings, condo and cooperative buildings, developable land, ground up construction sites, retail properties, hotels and special-use properties such as schools and other community facility properties

Mr. Drake graduated from the University of Pennsylvania with a Bachelor of Arts degree, majoring in Political Science with a concentration in Political Economy.

Katelin Kutchko is a Vice President at Bowery Valuation who joined the firm in August 2018. She has worked in the real estate appraisal industry since 2014 and has appraised condominium, cooperative, community facility, development sites, industrial, ground-leased, manufactured housing community, mixed-use, multi-unit residential, office, private club, school and retail center properties across the US.

Before joining Bowery, Ms. Kutchko served as an associate at BBG/ Leitner Group based in New York, NY.

Ms. Kutchko graduated from New York University with a Bachelor of Arts in Urban Design and Architecture. She also graduated from University of Pennsylvania with a Master of Architectures in Real Estate Design and Development Design.

Asher Robinson is a Vice President at Bowery Valuation. Mr. Robinson joined the firm in September 2020. With experience in the real estate appraisal industry since 2012, he has appraised a diverse range of properties, including multi-unit residential, office, industrial, retail centers, mixed-use properties, and development sites. He has covered regions in and around the New York City metropolitan area and has also worked in Connecticut, Maine, Maryland, Massachusetts, Minnesota, Mississippi, Missouri, New Jersey, Pennsylvania, and Washington.

Before his tenure at Bowery, Mr. Robinson held the position of senior appraiser at BBG/Leitner Group based in New York City.

Mr. Robinson graduated from the university of Florida with a Bachelor of Science degree in Finance and Information Systems.

Daniel Watson is an Associate Vice President at Bowery Valuation who joined the firm in June 2022. He has worked in the real estate appraisal industry since 2018 and has appraised multifamily, mixed-use, office, industrial and retail properties.

Before joining Bowery, Mr. Watson served as an appraiser at Newmark based in West Palm Beach, FL where he specialized in the appraisal of multifamily residential properties and senior housing properties. He also prepared fair market value studies for existing and proposed medical office properties across 15 states.

Mr. Watson graduated from Florida State University with a Bachelor of Science in Economics.

Diana Zlatkina is a Vice President at Bowery Valuation who joined the firm in August 2018. Ms. Zlatkina has worked in the commercial real estate appraisal industry since 2014.

‍

Prior to joining Bowery, she was an appraiser at the Leitner Group Inc./BBG, working throughout New York City on a wide variety of asset types including multifamily, mixed-use, office, retail and developable land.

‍

Ms. Zlatkina earned her Bachelor of Science in Business Administration with a concentration in Finance and a minor in Hospitality from the Questrom School of Business at Boston University.

Patrick Bush is an Associate Vice President at Bowery Valuation who joined the firm in November 2021. He has worked in the real estate appraisal industry since roughly 2008 and has appraised existing and proposed mixed-use, multifamily, condos, co-ops, and retail buildings, as well as land, office, and industrial properties throughout the nation.

Before joining Bowery, Mr. Bush served as a commercial appraiser at the NYC offices of BBG, Diversified Valuation, and Novogradac & Company LLP.

Mr. Bush graduate from SUNY Albany with a Bachelor of Art in English and a minor in Business.

Madi Johnson is a Vice President at Bowery Valuation who joined the firm in September 2020. Ms. Johnson is actively engaged in appraising multifamily, mixed-use, retail, office, development sites, and vacant land. She has experience appraising assets in 17 states to date.

Before joining Bowery, Ms. Johnson worked as an M&A Investment Banking Summer Analyst at Evercore in New York City, where she underwent rigorous financial modeling training and rotated through the Real Estate, Infrastructure, and Industrials groups

Ms. Johnson graduated from Harvard College in May 2020 with a Bachelor of Arts degree in History and a secondary field in Economics.

Evan Pruitt is a Vice President at Bowery Valuation. He joined the firm in September 2020. Mr. Pruitt is actively engaged in appraising a range of property types including mixed-use, multifamily, industrial, retail, office, condominium, and land throughout the Tri-State region.

Prior to joining Bowery, Mr. Pruitt served as a brokerage intern at Cushman & Wakefield, based in New York City, where he worked on a team of brokers focusing on office leasing and specifically, tenant representation.

‍

Mr. Pruitt graduated from George Washington University with a Bachelor of Business Administration in Finance and Real Estate. During his time there, he was part of a number of real estate related clubs including the Commercial Real Estate Network (CREN) and the GW Finance and Real Estate Alliance.

Steve Zheng is an Associate Vice President at Bowery Valuation who joined the firm in August 2019. He has appraised multi-family and mixed-use properties in New York and New Jersey.

Prior to joining Bowery, Mr. Zheng held internship positions at Bridge Partners, a value-add multi-family real estate investment firm based in the Bay Area, and Clay Cove Capital, a real estate investment firm based in Philadelphia.

‍

Mr. Zheng graduated from the University of Pennsylvania with a Bachelor of Science in Economics with concentrations in real estate and finance.

Claire Beatty is a Senior Associate at Bowery Valuation who joined the firm in January 2022. She is actively engaged in appraising mixed-use and multifamily properties acrpss the country.

Hannah Karpin is a Senior Valuation Associate at Bowery Valuation who joined the firm in July 2021. Ms. Karpin is actively engaged in appraising mixed-use, community facility, development sites, industrial, ground-leased, and multifamily properties in New York and New Jersey.

Ms. Karpin graduated from the University of Chicago in June2021 with a Bachelor of Arts degree in Economics and Art History with a specialization in Architecture. During her time there, she was involved with various business and consulting clubs, and held internship positions at the Israel Museum in Jerusalem and the Hyde Park Art Center in Chicago.

Before joining Bowery, he worked as a Summer Investments Analyst at Magnolia Capital, based in Chicago, where he underwent financial modeling training and concentrated on underwriting multifamily properties nationwide. He also served as a Summer Real Estate Financial Analyst at Capital Automotive Real Estate Services in McLean, VA, conducting credit risk analysis and general real estate due diligence.

Mr. Scheman graduated from the McIntire School of Commerce at the University of Virginia with a Bachelor’s in Commerce and concentrations in Finance and Management with a Real Estate track.

Daiki Tsunoda is a Senior Associate at Bowery Valuation who joined the firm in July 2021. Mr. Tsunoda is actively engaged in appraising mixed-use and multifamily properties in New York and New Jersey.

Prior to joining Bowery, Mr. Tsunoda worked as a Merchant Banking Summer Analyst at Goldman Sachs Japan, where he received rigorous financial modeling training and rotated through the Real Estate and Corporate Investment.

Mr. Tsunoda graduated from Cornell University with a Bachelor of Arts degree in Hotel Administration and a secondary field in Real Estate.

Emely Vargas is a Senior Valuation Associate at Bowery Valuation who joined the firm in September 2020.  Ms. Vargas is actively engaged in appraising mixed-use and multifamily properties in New York and New Jersey.

Prior to joining Bowery, Ms. Vargas worked in various positions at Liquidnet, a fintech company, as well as briefly serving as a paralegal at a boutique real estate law firm.

Ms. Vargas graduated from Brown University with a Bachelor of Arts degree in Urban Studies. During her time there, she studied abroad in Barcelona to witness firsthand the city development and architecture she had studied in her courses.

Brandon Fonte is an Associate at Bowery Valuation who joined the firm in July 2023. He is actively engaged in appraising various commercial, multifamily, and mixed-use properties in New York.

Prior to joining Bowery, Mr. Fonte worked as an Acquisitions Analyst at Acumen Cos., based in Washington D.C., where he underwrote various potential acquisitions of several different asset classes.

Before joining Bowery, Mr. Ryback served as a Private Wealth Management Intern for the Magellan Group at Morgan Stanley based in New York City, where he analyzed investment products for ultra-high-net-worth individuals and identified prospective clients.

Mr. Ryback graduated from Tulane University with a Bachelor of Science in Management, with majors in Finance and Legal Studies in Business.

John Musnuff is the managing director of the New Jersey and Pennsylvania offices at Bowery Valuation. He joined the firm in October 2020 and has worked in the real estate appraisal industry since 1986. Mr. Musnuff has appraised all types of commercial properties primarily in New Jersey, New York, and Pennsylvania. These properties include vacant land, farms, subdivisions, PUD projects, multi-family projects, industrial sites, offices, retail shopping centers, and special-use properties.

Before joining Bowery, Mr. Musnuff owned Musnuff Group, LLC, a boutique appraisal firm that conducted appraisals of commercial properties for lenders, governmental agencies (including condemning authorities), litigation support, and private concerns.

Prior to forming Musnuff Group, LLC, Mr. Musnuff worked at Integra Realty Resources, Izenberg Appraisal, and Appraisal Affiliates as a commercial appraiser. He also served at MGM Associates as the head of revaluation and commercial properties.

Mr. Musnuff graduated from Hamilton College with a Bachelor of Arts in Fine Arts and a minor in Mathematics.

Andrew Beltran is a Vice President at Bowery Valuation who joined the firm in March 2021. He has worked in the real estate appraisal industry for a total of nine years and has appraised industrial, multifamily, office, retail, self-storage, health care and senior living properties in most of the United States specializing in industrial, office and senior living asset types. Geographically, his appraisal exposure has covered the United States, United Kingdom, continental Europe, Asia and Australia.

Before joining Bowery, Mr. Beltran served as a Senior Vice President at Robert A. Stanger & Company, Inc. based in Shrewsbury, NJ.

Mr. Beltran graduated from Ramapo College of New Jersey with a Bachelor of Arts in History and a minor in Political Science.

Mike Graber is a Vice President at Bowery Valuation who joined in November 2020. He has worked in the real estate appraisal industry since 2014and has appraised a wide range of properties including office buildings, shopping centers, power centers, warehouses, distribution centers, multifamily, vacant land, subdivisions, mixed-use, and special purpose properties.

Before joining Bowery, Mike gained experience working in both private and public sector roles in Canada as it relates to real estate valuation.

Mike graduated from the University of Guelph with a Bachelor of Commerce Degree with a major in Real Estate and Housing. In 2019, Mike received a Post Graduate Valuation Certificate from the University of British Columbia.

Matthew Cavadas is an Associate Vice President at Bowery Valuation who joined the firm in July 2021. Mr. Cavadas is actively engaged in appraising mixed-use and multifamily properties in New York and New Jersey.

Prior to joining Bowery, Mr. Cavadas worked as a Summer Analyst for Advance Realty Investors, based in Bedminster, New Jersey, where he rotated through the capital markets, development, and asset management markets. His main responsibilities throughout this experience were to create a fully automatic master rent roll for all Advance owned properties and complete a market report of Harrison, New Jersey to give recommendations on how to standout in the market.

Mr. Cavadas graduated from Pennsylvania State University with a Bachelor of Science in Supply Chain and Information Systems, with a Certificate in Real Estate Analysis and Development and a minor in Portuguese. At school, Mr. Cavadas was the Vice President of the Smeal College of Business student council and a Career Assistant with Pennsylvania State Career Services.

Eric Fries is a Valuation Associate at Bowery Valuation who joined the firm in July 2022. Mr. Fries is actively engaged in appraising a variety of commercial, mixed-use and multifamily properties in Pennsylvania.

Before joining Bowery, Mr. Fries served as an Acquisitions Associate Intern at Bye Bye House, a start-up real estate business based in Newport Beach, California to assist in acquiring primarily residential properties to fix and flip, as well as develop a buy and hold strategy.

John Sproull is a Valuation Associate at Bowery Valuation who joined the firm in July 2022. Mr. Sproull is actively engaged in appraising a variety of commercial, mixed-use, and multifamily properties in Pennsylvania.

Before joining Bowery, Mr. Sproull served as a Senior Analyst at First Commonwealth Bank based in Indiana, PA. His responsibilities included monitoring C&I and CRE asset-based loans for Corporate Banking transactions, which included the ordering and reviewing of real estate appraisals. Mr. Sproull has reviewed numerous real estate appraisals of various asset types including multi-family, industrial, self-storage, and car wash properties.

Ross Wigon is a Senior Vice President at Bowery Valuation who joined the firm in February 2019. He has worked in the real estate appraisal industry since 2015 and has experience appraising multifamily, mixed-use, office, retail, and industrial properties in New York, New Jersey, Connecticut, Pennsylvania, Maryland, Florida, Texas, Indiana, Arkansas, and Tennessee.

Alexander Familant is an Associate Vice President at Bowery Valuation. Mr. Familant joined the firm in March 2022 and has been in the commercial real estate appraisal field since 2016. His expertise covers a broad range of properties, such as multifamily, office, retail, industrial, residential subdivisions, vacant land, mixed-use, and special purpose properties.

Before joining Bowery, Mr. Familant was with Newmark’s Valuation & Advisory group in Philadelphia from 2017, joining them when they acquired six affiliate offices of Integra Realty Resources. He began his journey with Integra in 2016.

Mr. Familant graduated from Cornell University with a Bachelor of Arts in History.

Grace Kim is the Managing Director of the Seattle office at Bowery Valuation.  She joined the firm in January 2022 and has been active in the commercial real estate appraisal industry since 2005. She has prepared valuations of proposed, partially completed, renovated, and existing structures. Valuation has encompassed multifamily, retail, office, industrial, land, and special purpose properties.  Ms. Kim specializes in multifamily properties, having appraised well over 500 assets since 2015. These assignments have included garden/mid-rise, urban/high-rise, micro/congregate, student housing, and mixed-use developments across Washington and Idaho.

Before joining Bowery, Ms. Kim worked for Colliers International as a Valuation Services Director.  She originally got her start at the local Seattle firm McKee & Schalka, where she was also responsible for trainee management and reviews.

‍

Ms. Kim graduated from Berkeley in 2004 and is a member of CREW Seattle.  She received the MAI designation in 2013 and the AI-GRS designation in 2023.

John Renehan is an Associate Vice President at Bowery Valuation who joined the firm in June 2022. He has worked in the real estate appraisal industry since 2016and has appraised all major property types in Washington, including industrial, office, retail, multifamily, vacant land, and marine properties. His experience includes assignments for new and proposed construction, market rent consulting and arbitration, and eminent domain appraisals for full and partial rights acquisitions.

Before joining Bowery, Mr. Renehan was an appraiser at McKee Appraisal in Seattle.

Mr. Renehan graduated from Dartmouth Collee with a Bachelor of Arts in History and Economics.

Max Gassner is a Valuation Associate at Bowery Valuation who joined the firm in July 2022. He is actively engaged in appraising a variety of commercial, mixed-use and multifamily properties in Washington.

Before joining Bowery, Mr. Gassner served as a business development Intern at NextLevel based in Seattle, working in research and consulting.

Mr. Gollotti is the Managing Director of the New York City and Washington, D.C. offices who joined the firm in March 2018. He has been a part of the real estate industry since 2010, with his expertise in commercial real estate appraisal beginning in 2013.

Before his association with Bowery, Mr. Gollotti was an associate at the BBG/ Leitner Group in New York City. Prior to this, he served as a Development Associate for Arcadia Land Company, a Philadelphia-based real estate land developer and consultant emphasizing smart growth and traditional neighborhood design.

‍

In his roles at both Bowery and the BBG/ Leitner Group, Mr. Gollotti appraised a diverse range of properties. These included multi-unit residential buildings/complexes, office structures, industrial buildings, retail centers, mixed-use establishments, senior living facilities, self-storage units, and developmental sites. His valuation experience extends beyond the New York City and Washington, D.C. metropolitan areas to various states across the U.S. He offers his services to a broad clientele, comprising commercial banks, property owners, private equity firms, attorneys, and developers.

Mr. Gollotti graduated from University of Pennsylvania with a Bachelor of Arts in Urban Studies and a minor in History.

Cynthia Xu is a reviewer at Bowery Valuation who joined the firm in November 2020. She has worked in the real estate appraisal industry since 2007.  Cynthia has appraised a wide variety of property types including office, industrial, retail centers, multifamily, mixed-use properties, land, residential, and subdivisions.

Before joining Bowery, Cynthia served as a Senior Appraiser at Ard Appraisal Company based in New Jersey performing appraisals of commercial properties for lenders, and governmental agencies including condemning authorities, litigation support, and private entities.

Cynthia graduated from Case Western Reserve University with double Master of Science degrees in Neuroscience and Management Information Systems.

Patrick Milauckas is a Vice President at Bowery Valuation who joined the firm in November 2019. Mr. Milauckas provides professional assistance in the appraisal of industrial, ground-up residential condominiums, retail, office, multifamily, and mixed-use properties in D.C., Maryland, and Virginia. At Bowery, Mr. Milauckas has gained experience in the valuation of stabilized and planned multi-family properties, new condominium construction, office properties, mixed-use buildings, standalone retail and retail shopping centers, convenience stores with gas stations, land, marinas, self-storage facilities, and religious facilities.

Mr. Milauckas graduated from James Madison University with BBA in Finance, with experience in fixed income analysis, derivative security analysis, and real estate.

Ben Torpey is a Vice President at Bowery Valuation who joined the company in February 2020. He has been active in the commercial real estate valuation industry since 2018. Previously, Mr. Torpey served as a Valuation Analyst for Novogradac & Company as part of the Government Consulting and Valuation Advisory Group. In that capacity, he prepared market feasibility studies for a variety of clients across 27 states and the District of Columbia, including tax credit syndication funds, banks, institutional clients, and real estate developers.

During his tenure at Bowery, Mr. Torpey has appraised multifamily, office, retail, industrial, mixed-use, land, self-storage, high-value residences, and hospitality properties across 22 states and the District of Columbia. He has been involved in various portfolio valuations at Bowery, appraising complex assets for bond issuances on the Tel Aviv Stock Exchange and trust and estate engagements. His client list spans banks, private lenders, and institutional investors. Mr. Torpey has been instrumental in appraising over $6.0 billion of investment-grade multifamily properties throughout the nation.

Mr. Torpey graduated from Radford University with a Bachelor of Science in Economics and minors in International Relations, Management, and Business Administration.

Heather Wright, Certified General Appraiser, is a Vice President of Valuation with the District of Columbia office of Bowery Real Estate Systems. She has worked in the real estate appraisal industry for a total of 18 years. Most recently, Ms. Wright has served as a Staff Appraiser at Sapperstein and Associates LLC located in Bethesda, Maryland.  Prior experience includes 10 years as a Staff Appraiser at Gearhart & Associates LLC, 3 years at Lucent Technologies as a Sales Support Manager in the Government Solutions organization and 4 years as a Product Manager of International Long Distance in the Business Communications Services department.

Ms. Wright has experience performing complex and specialized commercial real property appraisal assignments using all approaches to value including the Subdivision Development Approach.  She has appraised a wide variety of property types including retail. light industrial, office, religious use, retail centers, mixed-use properties, multifamily properties, subdivision development and ground leased properties.

Clients, as provided through the employing LLCs, include lending institutions, individual investors, Baltimore City and other government entities, law firms, developers and other clients.

Ms. Wright graduated from Ohio Wesleyan University with a Bachelor of Arts in Accounting. She also graduated from Saint Martin's University with a Master of Business Administration in Marketing.

Ivan Nazar is a Valuation Associate who joined Bowery in January 2022. Mr. Nazar served as an Appraisal Assistant for six months prior to transitioning to his current position. Mr. Nazar began his journey in the real estate industry in 2019 and is engaged in the appraisal of a variety of commercial, multifamily, and mixed-use properties in D.C., Maryland, and Virginia.

Before joining Bowery, Mr. Nazar worked for Acurio & Associates, a residential Real Estate appraisal firm in Ecuador, where he appraised over 200 properties nationwide and utilized the first appraisal web app developed in the country to develop appraisal reports.

Mr. Nazar graduated from the University of Carabobo with a Bachelor of Science in Civil Engineering.

Shawn Worthington is a Valuation Associate at Bowery Valuation who joined the firm in July 2022. He is actively engaged in appraising a variety of commercial, mixed-use, and multifamily properties in Washington D.C. and the Mid-Atlantic region.

Before joining Bowery, Mr. Worthington worked at brokerage and private equity firms that focused on the acquisition and sale of value-add industrial real estate.

Mr. Worthington graduated from Boston University with a Bachelor of Arts in English. He also graduated from University of Pennsylvania with a Master of Arts in English.

Ashna Saigal is a Vice President at Bowery Valuation. Ms. Saigal joined the team in September 2021. Since starting her career in the real estate appraisal industry in 2019, she has appraised a broad spectrum of properties. Her portfolio includes multifamily, office, industrial, retail centers, mixed-use properties, development sites, condominium buildings, hotels, and specialty properties. She has conducted appraisals in several states, namely Georgia, New York, New Jersey, Connecticut, California, Michigan, Wyoming, and Maryland.

Before joining Bowery, Ms. Saigal served as a Commercial Real Estate Appraiser Trainee at Highbridge Realty Advisors based in New York City.

Ms. Saigal began her real estate career as an intern at Keller Williams NYC (Tribeca) after successfully passing the New York Real Estate Salesperson exam while completing her undergraduate degree at New York University.

Elliot Salmon is an Associate Vice President at Bowery Valuation who joined the firm in October 2023. He has worked in the real estate appraisal industry since 2020 and has appraised a variety of asset types including proposed and existing properties in retail, office, industrial, multi-family, subdivision, mixed-use and special-use properties, primarily in Idaho.

Elliot started as an associate with a local specialist in Boise where he was trained and exposed to a variety of different property types.
