James Dunne, MAI, is the Chief Operating Officer and Chief Appraiser at Bowery Valuation, he joined the firm in May 2017. He has worked in the real estate industry for a total of 19 years, with over 12 years of commercial real estate appraisal experience.

Mr. Dunne has appraised a wide variety of property types including multifamily, office, industrial, self-storage facilities, retail centers, mixed-use properties and development sites. Mr. Dunne has also been engaged to perform retail and residential market rental studies. His clients include commercial banks, pension funds, private equity, government institutions, attorneys and developers.

Mr. Dunne is a specialist in the valuation of complex transactions involving low-income housing properties, having appraised multiple projects including ground-up LIHTC-funded developments, Year-15 portfolios, Section 8 HAP properties, Section 202, Section 236 RAD-conversion projects and Mitchell-Lama buildings.

Mr. Dunne began his real estate career at a local brokerage in Brooklyn, then as an Associate Broker with The Corcoran Group before moving into commercial real estate valuation at the boutique appraisal firm Miller Cicero.

Before joining Bowery, Mr. Gollotti served as an associate at BBG/ Leitner Group based in New York City. Prior to joining the BBG/ Leitner Group, Mr. Gollotti was a Development Associate for Arcadia Land Company, a Philadelphia-based real estate land developer and consultant with a focus on smart growth and traditional neighborhood design techniques.

At Bowery and at BBG/ Leitner Group, Mr. Gollotti has appraised a wide variety of property types including multi-unit residential, office, industrial, retail centers, mixed-use properties, senior living facilities, self-storage and development sites in around the New York City metropolitan area and beyond from Connecticut to Maryland in addition to other states across the continental United States.

John Nolan is a Managing Director – DC Region at Bowery Valuation who joined the firm in October 2019. He has worked in the real estate appraisal industry for a total of 18 years, and has developed a broad range of experience in the valuation and analysis of various types of commercial real estate including retail, industrial warehouse and manufacturing, office, apartment, condominium, hospitality, mixed-use, residential subdivision, and vacant land.

Valuation assignments have been prepared on proposed, partially completed, renovated, and existing structures across 41 U.S. states and 2 Canadian provinces. These assignments have been performed for institutional investors and lenders, commercial banks, REIT’s, law firms, governmental entities, individual investors, and other clients.

In addition, Mr. Nolan is one of very few MAIs nationwide to have earned LEED Accredited Professional status with the U.S. Green Building Council (USGBC), demonstrating a thorough understanding of green building practices and principles.

Before joining Bowery, Mr. Nolan owned a real estate appraisal firm named Verde Valuation. He has previously worked with Colliers, Integra Realty Resources, and Hilco.

Properties appraised include vacant land, farms, subdivisions, PUD projects, multi-family projects, industrial, office and retail shopping centers and special use properties.

Before joining Bowery, Mr. Musnuff owned Musnuff Group, LLC, a boutique appraisal firm that conducted appraisals of commercial properties for lenders, governmental agencies including condemning authorities, litigation support and private concerns.

Prior to forming Musnuff Group, LLC in 2004, Mr. Musnuff worked at Integra Realty Resources, Izenberg Appraisal and Appraisal Affiliates as a commercial appraiser and at MGM Associates as head of revaluation and commercial properties for ad valorem tax purposes.

Ms. Decker is a Director and the Head of Quality Control at Bowery Valuation, joining the firm in November 2018. She has over 35 years of valuation experience in a wide range of residential, commercial and industrial real estate appraisal and consulting assignments, including easements and condemnation; office buildings; special-purpose properties; shopping centers; apartment buildings; multifamily development appraisals; financial analysis; market and feasibility studies; subdivision and land development analysis; property tax consulting; and other real estate advisory services.

In addition to her roles in appraisal and appraisal reviews, Ms. Decker oversees all valuation training at Bowery. She has developed an extensive Bowery Valuation Knowledge Base setting forth appraisal principals, assignment procedures and best practices used company-wide by the Valuation team and Product, Design and Technology team to ensure best in class appraisals.

Prior to joining Bowery, Ms. Decker briefly served as the Senior Commercial Valuation Analyst at Columbia Bank, in Fair Lawn, NJ, where she performed appraisal reviews, evaluating appraisal reports to ensure compliance with industry standards, regulatory guidelines, and bank policy, and acted as a liaison between the appraisal department and the lending, credit, and underwriting departments regarding appraisal issues.

Ms. Decker spent a majority of her career at Integra Realty Resources as a Principal of the IRR - Northern New Jersey office.  In her last six years with the company, she worked at Integra’s New York corporate office as the corporate Quality Control and Compliance Officer. In this role, she was responsible for the oversight of corporate-wide compliance policy and standard operating procedures, as well as the review and resolution of all product quality and client service complaints. Ms. Decker also served as Integra’s Director of Training, responsible for directing all corporate-wide education and training.  Additionally, Ms. Decker completed various initiatives aimed at improving report quality, appraisal process efficiency and data compliance. She is a certified Lean Six Sigma Black Belt in process improvement.

Recognized as an expert witness, Ms. Decker has testified before various local planning and zoning boards; county tax courts and state superior courts on matters involving condemnation; ad valorem taxation; matrimonial disputes; and municipal planning/zoning issues.

He joined Bowery in April of 2019.  Prior to that he spent 4 years at BBG and 30 years at Bankers Trust and its successor Deutsche Bank, where he was the Head of Valuation for the Americas at Deutsche Bank, New York, NY.  He started his career with Emigrant Savings Bank and Brown Harris Stevens.

At Deutsche Bank’s CRM-REV Appraisal Group for the Americas, he managed a group comprised of four to eight appraisers and additional external consultants. He was responsible for engaging, reviewing and managing national appraisal assignments for the CMBS Large Loan, Conduit, Warehouse, Bank Syndication, Special Situations and Private Wealth groups. Loan products included balance sheet loans, conduit loans, large loans, and floating rate transactions. Year end 2014 volume was in excess of $30B. He also handled consulting and due diligence assignments valuing NPL loans for Special Situations Group.

Additionally he took part in evaluating and conducting due diligence on international portfolios of distressed and corporate for sale assets.  Assignments included portfolios in Canada, China, Ireland, England, Germany, Italy, Japan, Korea, Sweden, Slovakia and South Korea.

The majority of her career was spent at Bankers Trust/Deutsche Bank. The first few years of her career was spent at Chase Manhattan Bank as an Appraiser with the last few years spent as a Director at BBG in New York City with the responsibility of Quality Control Reviewer.

At Deutsche Bank, Helen was a Director where she handled consulting, due diligence and prescreening of deals for various areas of the bank. Responsibilities include assessment of the transaction, cash flow analysis, market research, site visits and review of structure and documentation. Helen has also evaluated and conducted due diligence on domestic and international portfolios. Portfolios comprised of distressed mortgages and real estate owned assets. Travels covered Japan, Taiwan, South Korea, Sweden, Italy, France, Canada, Mexico, Czech Republic and Germany.

In addition, in her role as a Review Appraiser she ordered and reviewed appraisals, provided market data as well as opined on values for all property types on national basis.

During her tenure at Chase Manhattan Bank, Helen was a Second Vice President and Senior Staff Appraiser. Her experience involves writing and reviewing reports for various property types including commercial, industrial, residential and retail. Property located in Metropolitan and Suburban New York.

Michelle Zell is a Senior Vice President at Bowery Valuation, who joined the firm in October 2019. She has worked in the real estate appraisal industry for 18 years.

Ms. Zell has appraised multi-family, condominium and cooperative apartment buildings, retail properties, office buildings, restaurants, industrial properties, hotels, and vacant land properties in New York, New Jersey, Connecticut, Pennsylvania, Texas, Georgia, Louisiana  and Florida.  Ms. Zell specializes in managing large portfolios, appraising large scale existing and proposed developments, appraisals for EB-5 financing, market studies, and appraisals for litigation and condemnation proceedings, as well as trust and estate needs.  

Ms. Zell performs and manages appraisals for Israeli bond issuances in excess of $1B, and has extensive experience with the Israeli bond market since 2012.  She specializes in serving a liaison between the appraisers, the audit firms and the Israeli Security Authority.  

Significant appraisal assignments include Peter Cooper Village/Stuyvesant Town, a rental apartment complex in New York City with 12,000 units, the condominium conversion of The Apthorp and the Belnord, two large scale prewar landmarked developments in Manhattan,  70 Pine Street, the 1M square foot former AIG headquarters converted to rental apartments, hotel, private club, restaurant and retail space, 701 7th Avenue, a proposed hotel and retail development located in Times Square and valued at $2B, market rent determination for Bell Works- the former Ball Labs in Holmdel, NJ, and multiple large developments for EB-5 financing including The Armature Works in Washington DC (a proposed mixed use retail, apartment and hotel development), 1 Journal Square (a proposed mixed use development in Jersey City),  The  Retail at Nassau Coliseum (proposed retail and entertainment complex adjacent to Nassau Coliseum), and Pacific Park (a proposed development of 15 land parcels to be developed with high rise residential, condominium, office and school buildings).

Chris Apo joined the DC office of Bowery Valuation as a Senior Vice President in October 2020. He has worked in the commercial real estate appraisal industry for over 17 years, with experience spanning a diverse range of property types. His experience includes valuation of existing, proposed, partially completed, and renovated structures throughout the Washington, DC metropolitan area for commercial banks, institutional investors and lenders, REIT’s, attorneys, individual investors, and private clients.

Prior to joining Bowery, Mr. Apo served as a Director and Senior Appraiser with Cushman & Wakefield. He specialized in the valuation of suburban office buildings, medical office buildings and large industrial assets, which involved training and use of Argus AE cash flow software. In this role, he also gained extensive experience in the valuation of schools (buildings and campuses), institutional buildings, day-care facilities, and specialty properties in Maryland, Washington, DC, and northern Virginia.

Mr. Apo began his career in appraisal with Riley & Associates in 2003. In this role, he established the foundation of his appraisal knowledge working under the mentorship of Alfred B. Riley, Jr., SRA. Experience includes valuation of multifamily, proposed residential condominium projects, office and industrial condominium units, vacant land, and mixed-use properties around the Washington, DC metropolitan area. In addition to being a commercial appraiser, he trained and mentored several appraiser trainees through the process of becoming licensed appraisers.

Ms. Lewis has appraised multifamily rental buildings, condo and cooperative buildings, developable land, ground up construction sites, retail properties, hotels, and special-use properties, such as schools and other community facility properties primarily in the New York metro area.

Prior to joining Bowery, Ms. Lewis served as a Valuation Associate at BBG, Inc. based in New York City.

Prior to her time at BBG Inc., Ms. Lewis worked for the Hotel Finance Group at Credit Agricole Corporate and Investment Bank, formerly known as Credit Lyonnais, for 8 years as a Credit Analyst and Junior Relationship Manager. In this role, she prepared detailed credit recommendations to senior management, including designing and creating detailed financial projection models and assisting in the process to structure and execute corporate and asset-backed financing opportunities for single assets and hotel companies. Additionally, this role included arranging for all due diligence requirements and monitoring the financial performance on a monthly basis.  

Prior to Credit Lyonnais, Ms. Lewis worked in the Kenneth Leventhal Real Estate Group at Ernst & Young, LLP.  In this consulting group, she valued real estate portfolios and performed market studies, including research of economic and demographic trends, assessment of market supply and demand, interviews of market participants, and analysis of historical market and segment performance.

Michael Wahl is a Vice President at Bowery Valuation who joined the firm in February 2019.  Mr. Wahl has a vast background in real estate which allows him to offer valuation services and market analysis to a variety of clients. Prior to joining Bowery, Mr, Wahl worked as a commercial real estate broker with Kislak Realty from 2012 to 2015. He went on to join BBG, an appraisal firm, in New York City. During his tenure at BBG he gained extensive experience in a number of Northeast markets including the greater New York City, Philadelphia, Wilmington, and Baltimore areas. Prior to joining Bowery, Mr. Wigon spent four years at Leitner Group Inc./BBG, where he appraised in excess of $5 billion worth of commercial property located primarily in the New York metropolitan area. Before that, he worked in an asset management capacity for Beach Lane Management, a family office with a ~$2 billion real estate portfolio under management.

Steve is the head of our business development and client services department. Steve came to Bowery after 3 years as the Head of Sales and Account Management at Eleven James, a luxury timepiece subscription service, where he managed a team of sales and account management professionals. Prior to Eleven James, Steve spent 4 years at Goldman Sachs in the Private Wealth Management division, helping manage a portfolio of ~$3 billion for ~100 high net worth and institutional investors. He received a dual degree in Finance and Management from Syracuse University. In his spare time, Steve enjoys traveling, scuba diving, all things sports and food related, and spending time with his wife Ali and his dog Jax.

Harry O'Sullivan

Harry O'Sullivan

Vice President of Finance

Harry joined Bowery in July 2018 as Vice President of Finance, where he manages the company’s finance function. Previously, Harry spent two years at ff Venture Capital in a number of roles ranging from managing the firms due diligence efforts to helping portfolio companies with financial planning and analysis. Like many of the Bowery team, Harry grew up in Australia. While completing his Bachelor of Commerce, Harry interned with a number of professional service organizations, including Grant Thornton Australia, Strategic Project Partners, and Deloitte Australia. Additionally, Harry received a Graduation Diploma in Finance in 2015 from the Melbourne Business School before moving to New York in 2016 and is a current CPA and CFA candidate.

David Savoff

David is a Senior Associate in the Business Development and Client Services department. Before starting at Bowery, David spent six years at CBRE Australia in the Industrial & Logistics Advisory & Transactions Services team. At CBRE David was responsible for working with state, national, and international clients, as well as assisting with their property strategy and the management of sales and leasing transactions. Prior to CBRE, David studied Business Management, majoring in Real Estate & Property Development at the University of Queensland, Australia.

Cassandra Lemaine

Cassandra Lemaine

Executive Assistant, Office Manager

Cass, hailing from Port-au-Prince, Haiti, joined Bowery in March 2019. She graduated from Brooklyn College with a double-major in Political Science and Linguistics. Prior to Bowery, she spent time as an event space manager where she coordinated film shoots, private events and company off-site retreats. She was also an office manager at a digital ad agency. When she's not keeping the office organized and in good spirits, Cass enjoys testing out new cooking recipes, thrift shopping, and running. She is a true believer that dog is man's best friend.

Noah Isaacs

Noah Isaacs

Co-Chief Executive Officer

Before co-founding Bowery, Noah worked for BBG, valuing over $2.5 Billion worth of commercial real estate in New York. In 2010 he started his career in Baseball Operations, “Money-Balling” for the Toronto Blue Jays. Noah graduated from McGill University with a major in Statistics and a double minor in Operations Management and Labor-Management Relations. He has on multiple occasions lectured at Columbia University, with a primary focus on PropTech and the future of real estate. Noah loves numbers, all things data related, and scones.

John Meadows

John Meadows

Co-Chief Executive Officer

Prior to co-founding Bowery, John worked at Leitner Group, now BBG, the largest independent appraisal firm in New York City. In his 4+ years there he valued over $3 billion of commercial property across all asset types. Frustrated with the antiquated process of appraising, but excited by the need for a better solution, he left to start Bowery with Noah and Cesar in June of 2015. John graduated Magna Cum Laude from the University of Pennsylvania with a degree in US History. He still aspires to become a chef, a filmmaker, and the first left handed shortstop for the San Francisco Giants.

Cesar

Cesar Devers

Cesar Devers

Chief Technology Officer

Cesar leads our team of full-stack engineers working on Bowery's appraisal platform. Cesar came to Bowery after two years as co-founder of Unicorn, a full-service development and design firm. There, he worked on web and mobile projects for companies ranging from pre-revenue startups to global Fortune 100 companies. Before that, he co-founded two startups: TonightLife and the Ascot Project. He has also written tutorials on iOS and JavaScript development. He received his bachelor’s from Princeton University.
