Prior to co-founding Bowery, John worked at Leitner Group, now BBG, the largest independent appraisal firm in New York City. In his 4+ years there he valued over $3 billion of commercial property across all asset types. Frustrated with the antiquated process of appraising, but excited by the need for a better solution, he left to start Bowery with Noah Isaacs and Cesar Devers in June of 2015.

John graduated Magna Cum Laude from the University of Pennsylvania with a degree in US History. He still aspires to become a chef, a filmmaker, and the first left handed shortstop for the San Francisco Giants.

Adam Dembowitz, MAI, MRICS,  is a Senior Managing Director at Bowery Valuation who joined in August 2025. He has been a commercial real estate professional since 2003 and has over 20 years of experience valuing properties in the Chicago, Philadelphia, Los Angeles, and Denver markets. Adam earned his MAI designation in 2015 and is also a Member of the Royal Institution of Chartered Surveyors (MRICS).

Adam’s valuation experience spans all commercial property types, portfolios, vacant land, special purpose properties, and high-value residential properties. He has completed projects throughout the United States, with focus areas including California, Colorado, Utah, Texas, Chicagoland, and the DC-Philadelphia-New York-Boston corridor. He has specialized in office and high-end retail assets for the last decade and is an expert in ground leases, litigation, and right-of-way matters, particularly in California. Adam is a qualified expert witness in Los Angeles County Superior Court and has over five years of experience as a consultant in the Historic Tax Credit, New Markets Tax Credit, and Low Income Housing Tax Credit sectors. His clients span the globe and include lenders, pension funds and institutions, private equity firms, real estate owners, developers, attorneys, government agencies, and municipalities.

Adam is a member of the National Council of Real Estate Investment Fiduciaries (NCREIF), the International Right of Way Association (IRWA), and the Colorado Chapter of the Appraisal Institute, and is a member of the Mackintosh Academy Board of Trustees. Adam graduated with honors from The University of Chicago with a Bachelor of Arts in Political Science.

James Dunne, MAI, is the Senior Managing Director of Bowery Valuation’s Pacific Northwest office.  James originally joined Bowery in May 2017 as the Chief Operating Officer and Chief Appraiser. After leaving Bowery in January of 2023, he started Next Valuation, a boutique valuation and consulting firm that operated until June of 2025 when Next joined forces with Bowery and James rejoined the company to manage the Pacific Northwest.

James has worked in the real estate industry since 2002 and has been appraising since 2009. Before building Next Valuation and joining Bowery, James served as a Vice President at CBRE in their Valuation and Advisory Services group in New York City.

James’ experience spans a wide range of property types including multifamily, office, industrial, self-storage facilities, retail centers, mixed-use properties, and development sites. He has also been engaged to perform a variety of consulting assignments. His clients include commercial banks, pension funds, private equity, government institutions, attorneys and developers.

James is a specialist in the valuation of complex transactions involving low-income housing properties, including ground-up LIHTC-funded developments, Year-15 portfolios, Section 8 HAP properties, Section 202, Section 236 RAD-conversion projects and Mitchell-Lama buildings.

James began his real estate career at a local brokerage in Brooklyn, then as an Associate Broker with The Corcoran Group in Brooklyn before moving into commercial real estate valuation at the boutique appraisal firm Miller Cicero in Manhattan.

Brandon Gollotti, MAI, AI-GRS, is the Senior Managing Director of the New York City and Washington, D.C. offices who joined the firm in March 2018. He has been a part of the real estate industry since 2010, with his expertise in commercial real estate appraisal beginning in 2013.

‍

Before his association with Bowery, Brandon was an associate at the BBG/ Leitner Group in New York City. Prior to this, he served as a Development Associate for Arcadia Land Company, a Philadelphia-based real estate land developer and consultant emphasizing smart growth and traditional neighborhood design.

‍

In his roles at both Bowery and the BBG/ Leitner Group, Brandon appraised a diverse range of properties. These included multi-unit residential buildings/complexes, office structures, industrial buildings, retail centers, mixed-use establishments, senior living facilities, self-storage units, and developmental sites. His valuation experience extends beyond the New York City and Washington, D.C. metropolitan areas to various states across the U.S. He offers his services to a broad clientele, comprising commercial banks, property owners, private equity firms, attorneys, and developers.

Brandon graduated from University of Pennsylvania with a Bachelor of Arts in Urban Studies and a minor in History.

Cody Jetton is a Senior Managing Director at Bowery Valuation who oversees operations in the Carolinas. He joined the firm in January 2026. Cody began his commercial real estate appraisal career in 1983 and holds the MAI and CRE designations. Prior to joining Bowery, he served as CEO of the Mearstone Group and previously held senior leadership roles with BBG and Cushman & Wakefield. He has appraised a wide range of property types, including single-family subdivisions, multifamily, retail, office, hospitality, industrial, biotech, and special-purpose properties such as religious facilities, college campuses, and counter-terrorism training facilities.

Cody specializes in the valuation of complex and special-purpose assets and works with a diverse client base that includes banks, government institutions, developers, investors, and corporate owners. He earned a B.S. in Recreation, Tourism, and Hospitality Management from Texas A&M University, along with an M.B.A. with a concentration in Real Estate.

John Musnuff is the Senior Managing Director of the New Jersey and Pennsylvania offices at Bowery Valuation. He joined the firm in October 2020 and has worked in the real estate appraisal industry since 1986. John has appraised all types of commercial properties primarily in New Jersey, New York, and Pennsylvania. These properties include vacant land, farms, subdivisions, PUD projects, multi-family projects, industrial sites, offices, retail shopping centers, and special-use properties.

Before joining Bowery, John owned Musnuff Group, LLC, a boutique appraisal firm that conducted appraisals of commercial properties for lenders, governmental agencies (including condemning authorities), litigation support, and private concerns.

Prior to forming Musnuff Group, LLC, John worked at Integra Realty Resources, Izenberg Appraisal, and Appraisal Affiliates as a commercial appraiser. He also served at MGM Associates as the head of revaluation and commercial properties.

John has served the Appraisal Institute as President of the Metro NJ Chapter, 21 years of Board service and several national project teams. He is also Chairperson of the High Bridge, NJ Planning & Zoning Boards.

John graduated from Hamilton College with a Bachelor of Arts in Fine Arts and a minor in Mathematics.

Scott M. Powell, MAI, is the Senior Managing Director of the Florida office for Bowery Valuation. Scott has been a Managing Director with Cushman & Wakefield and Integra Realty Resources, operated his own firm, The SMP Group, and worked with other independent firms.

Scott entered the appraisal profession in 1992 at an independent firm in Erie, PA and joined the Appraisal Institute in 1995. He completed his MAI designation requirements in 2001, and in 2002 was invited by the Appraisal Institute to serve on the prestigious General Comprehensive Examination Subcommittee. Scott relocated to Florida (the Treasure Coast) in 2004 and has worked all over Florida.

Scott gained his clients’ trust through attention to detail and thorough research, and by routinely applying advanced methods of analysis over a broad scope of work. He has extensive practical knowledge in market analyses/feasibility studies, consulting, and market value appraisal reports for lending, litigation (including expert witness testimony), tax appeals, and condemnation.

‍

Scott is actively engaged in all aspects of appraisal practice, including appraisal and analysis of various types of properties such as multifamily, office, industrial, retail and mixed-use, gas stations & convenience stores, various net leased properties, self-storage, marinas, golf courses, health clubs, other private clubs (e.g., tennis centers), and short-term rentals. He has extensive experience appraising all types of development sites, especially residential subdivisions (large and small), and regularly appraises going concerns. His clients include numerous banks/financial institutions, government institutions, attorneys, developers, and private investors.

Scott graduated from Pennsylvania State university with a Bachelor of Science.

Ryan Sikorski, MAI, CFA, is the Senior Managing Director overseeing the Midwest operations for Bowery Valuation. Prior to joining Bowery, Ryan served as an Executive Vice President at Newmark and a Managing Director at Colliers. Over the course of his career, he has led appraisal and consulting efforts across the Midwest, serving as both a generalist and as Team Leader for the hospitality valuation group.

Ryan began his valuation career in 2004 and earned his MAI designation through the Appraisal Institute, along with becoming a Chartered Financial Analyst (CFA). He has built a reputation for thorough analysis and dependable client service, with a consistent focus on delivering high-quality valuation and consulting solutions.

‍

Ryan has completed a wide range of assignments including appraisal, financial reporting, litigation support, and advisory work for acquisitions, loan originations, estate planning, special servicing, condemnation, and receivership. His valuation expertise spans office, retail, industrial, and multifamily assets, with significant specialization in hospitality properties including full-service, select-service, limited-service, resort, and convention hotels, as well as structured parking.

His clients include financial institutions, REITs, attorneys, corporations, government agencies, developers, and individual investors. In addition to his appraisal experience, Ryan has advised clients on the identification and measurement of both tangible and intangible components in real property transactions.

Ryan holds a Bachelor of Business Administration in both Real Estate and Finance from the University of Wisconsin–Madison.  Outside of work, Ryan enjoys spending time with his wife, Caitlyn, their two children, and their dog, Taters.

Lee R. Smalley is the Senior Managing Director of Bowery Valuation's Miami office, joining the firm in November 2024. Lee began his appraisal career in 2001 and holds the prestigious MAI designation.

Before joining Bowery, he served as Managing Director for BBG's Miami office, where he specialized in commercial real estate appraisals and analyses across a wide range of property types, from small multifamily buildings to large power shopping centers. Lee is a specialist in the valuation of diverse property types, including affordable housing, LIHTC properties, religious facilities, amusement parks, and more. He has extensive experience as an expert witness and has provided detailed consultation support for feasibility and market study applications. His clients include banks, pension funds, private equity firms, government institutions, attorneys, and developers.

Lee graduated from Florida International University with a Bachelor of Business Administration, majoring in Finance.

Bryson Young is the Senior Managing Director of California for Bowery Valuation and joined the firm in December of 2021. He has worked in the commercial real estate industry since 2007.

During his appraisal career, Bryson has worked on the valuation of a wide range of property types, including existing and proposed market-rate and affordable multi-family housing, low-rise and high-rise office, R&D, retail, industrial, automotive dealerships, and development land throughout the Southwest and the Midwest. He has expertise in institutional and non-institutional multi-family properties, having appraised well over 50,000 apartment units over his career. His team at Bowery has appraised over 400 multifamily and mixed-use (residential/commercial) assignments since launching the group in January of 2022. In addition, Bryson has been involved in the appraisal of over 5 million square feet of office in California over the prior year.

Before joining Bowery, Bryson was a Vice President at CBRE, where he was a top producer in Northern California and responsible for training and oversight of a team of appraisers in the Silicon Valley office. He spent over ten years within the appraisal department at CBRE prior to assisting with the launch of Bowery on the West Coast.

Bryson graduated from Northwestern University where he was a scholarship member of the golf team.

Helen Peng is a Director at Bowery Valuation who joined in February 2019.   Helen has over 35 years of experience in real estate valuation. The majority of her career was spent at Bankers Trust/Deutsche Bank. The first few years of her career was spent at Chase Manhattan Bank as an Appraiser with the last few years spent as a Director at BBG in New York City with the responsibility of Quality Control Reviewer.

At Deutsche Bank, Helen was a Director where she handled consulting, due diligence and prescreening of deals for various areas of the bank. Responsibilities include assessment of the transaction, cash flow analysis, market research, site visits and review of structure and documentation. Helen has also evaluated and conducted due diligence on domestic and international portfolios. Portfolios comprised of distressed mortgages and real estate owned assets. Travels covered Japan, Taiwan, South Korea, Sweden, Italy, France, Canada, Mexico, Czech Republic and Germany.

In addition, in her role as a Review Appraiser she ordered and reviewed appraisals, provided market data as well as opined on values for all property types on national basis.
‍

During her tenure at Chase Manhattan Bank, Helen was a Second Vice President and Senior Staff Appraiser. Her experience involves writing and reviewing reports for various property types including commercial, industrial, residential and retail. Property located in Metropolitan and Suburban New York.

‍

Helen graduated from University of Connecticut with a Bachelor of Science in Business Administration and a Diploma in Real Estate and Urban Economic Studies. Helen also graduated from New York University with a Master of Science in Real Estate and a Diploma in Real Estate Investment.

Cynthia Xu is a director, quality control reviewer at Bowery Valuation who joined the firm in November 2020. She has worked in the real estate appraisal industry since 2007.  Cynthia has appraised a wide variety of property types including office, industrial, retail centers, multifamily, mixed-use properties, land, residential, and subdivisions.

Before joining Bowery, Cynthia served as a Senior Appraiser at Ard Appraisal Company based in New Jersey performing appraisals of commercial properties for lenders, and governmental agencies including condemning authorities, litigation support, and private entities.

Cynthia graduated from Case Western Reserve University with double Master of Science degrees in Neuroscience and Management Information Systems.

Michelle Zell is a Senior Vice President at Bowery Valuation, who joined the firm in October 2019. She has worked in the real estate appraisal industry for 21 years.
‍

Michelle has appraised multi-family, condominium and cooperative apartment buildings, retail properties, office buildings, restaurants, industrial properties, hotels, and vacant land properties in New York, New Jersey, Connecticut, Pennsylvania, Texas, Georgia, Louisiana  and Florida.  Michelle specializes in managing large portfolios, appraising large scale existing and proposed developments, appraisals for EB-5 financing, market studies, and appraisals for litigation and condemnation proceedings, as well as trust and estate needs.

Michelle performs and manages appraisals for Israeli bond issuances in excess of $1B, and has extensive experience providing appraisals for financial reporting on the Israeli bond market since 2012. She specializes in serving as a liaison between the appraisers, the audit firms and the Israeli Security Authority.

Significant appraisal assignments include Peter Cooper Village/Stuyvesant Town, a rental apartment complex in New York City with 12,000 units, the condominium conversion of The Apthorp and the Belnord, two large scale prewar landmarked developments in Manhattan,  70 Pine Street, the 1M square foot former AIG headquarters converted to rental apartments, hotel, private club, restaurant and retail space, 701 7th Avenue, a proposed hotel and retail development located in Times Square and valued at $2B, market rent determination for Bell Works- the former Ball Labs in Holmdel, NJ, and multiple large developments for EB-5 financing including The Armature Works in Washington DC (a proposed mixed use retail, apartment and hotel development), 1 Journal Square (a proposed mixed use development in Jersey City),  The  Retail at Nassau Coliseum (proposed retail and entertainment complex adjacent to Nassau Coliseum), and Pacific Park (a proposed development of 15 land parcels to be developed with high rise residential, condominium, office and school buildings).

Before joining Bowery, Michelle served as a Senior Appraiser at BBG (formerly Leitner Group) in New York City from 2003 through October 2019.

Michelle graduated from Cornell University with a Bachelor of Science. She also graduated from Emory University with a Master of Public Health.

Lyzabeth Cui, MAI,  is a Senior Vice President at Bowery Valuation who joined the firm in August 2025. She began her real estate career as a residential realtor, specializing in working with EB5 investors from China to identify properties with high-value appreciation and strong rental performance. She transitioned to commercial real estate valuation to leverage her combined expertise in quantitative analysis and real estate.

Her valuation experience includes vacant land, office, industrial, multifamily, and a range of special purpose properties such as veterinary clinics, auto dealerships, religious facilities, and laboratories. Lyzabeth brings a global perspective to her work and is focused on delivering thorough and data-driven analysis for clients across diverse property types.

Lyzabeth holds an M.S. in Real Estate with a concentration in Finance and Investment from the University of Washington, and a B.S. in Applied Mathematics with an emphasis in Scientific Computing and Numerical Analysis from the University of Washington.

Brandon Goodman is a Senior Vice President at Bowery Valuation who joined the firm in February 2021. He has worked in the real estate appraisal industry since 2015 and has experience in the valuation of a wide variety of property types including investment-grade office buildings, multi-tenant retail, mixed-use apartment buildings, industrial, vacant land, and luxury condominium development, as well as air rights valuation, partial interest valuation, and ground lease valuation.    

Prior to joining Bowery, Brandon served as a Senior Valuation Associate at CBRE based in New York City.

Brandon graduated from Emory University with a Bachelor of Arts Degree in Economics. He also graduated from NYU Stern with an MBA with a specialization in Real Estate, Finance, and Management.

Mark Lago, MAI, is a Senior Vice President with Bowery Valuation, based in the Miami office. Mark has been a Florida state-certified general real estate appraiser since 2008.  He graduated with an undergraduate degree from the University of Miami in 2007 and then obtained an M.B.A. with a concentration in finance from Nova Southeastern University in 2015.  In 2018, he was appointed to be a special magistrate for the Miami-Dade County value adjustment board. In 2023, he obtained his M.A.I. through the Appraisal Institute.

Mark has appraised and trained other associates in the valuation of a variety of retail shopping centers, hotels, market-rate and restricted rental apartment properties, office complexes, cannabis work, energy valuations, mixed-use properties, developable land, master planned communities, subdivisions, marinas, RV parks, and amusement parks. Before joining Bowery, he was a Manager in the CohnReznick advisory practice, where he appraised commercial real estate across the country and most property types, concentrating on fair value work. Although mostly a generalist, he specialized in large balance commercial apartment and retail properties. Mark is proficient in financial modeling, discounted cash flow analysis, and Argus.

Mark holds a Master of Business Administration with a concentration in Finance from Nova Southeastern University and a Bachelor of Arts in Sociology with a Minor in Business from the University of Miami.

Maren Lewis, MAI, is a Senior Vice President at Bowery Valuation who joined the firm in October 2019. She has worked in the real estate industry since 1999, with commercial real estate appraisal experience since 2017.

Maren has appraised multifamily rental buildings, condo and cooperative buildings, developable land, ground up construction sites, retail properties, hotels, and special-use properties, such as schools and other community facility properties primarily in the New York metro area.

Prior to joining Bowery, Maren served as a Valuation Associate at BBG, Inc. based in New York City.
‍

Prior to her time at BBG Inc., Maren worked for the Hotel Finance Group at Credit Agricole Corporate and Investment Bank, formerly known as Credit Lyonnais, for 8 years as a Credit Analyst and Junior Relationship Manager. In this role, she prepared detailed credit recommendations to senior management, including designing and creating detailed financial projection models and assisting in the process to structure and execute corporate and asset-backed financing opportunities for single assets and hotel companies. Additionally, this role included arranging for all due diligence requirements and monitoring the financial performance on a monthly basis.  
‍

Prior to Credit Lyonnais, Maren worked in the Kenneth Leventhal Real Estate Group at Ernst & Young, LLP.  In this consulting group, she valued real estate portfolios and performed market studies, including research of economic and demographic trends, assessment of market supply and demand, interviews of market participants, and analysis of historical market and segment performance.

Maren graduated from Cornell University with a Bachelor of Science with a focus on the hospitality industry and a concentration in finance.

Harry C. Newstreet is a Senior Vice President at Bowery Valuation who joined the firm in June 2021.  Harry can perform a wide variety of real estate services that cover the entire spectrum of the real estate appraisal field including property appraisal, acquisition, feasibility, development and counseling, as well as in specialized areas such as expert witness testimony in condemnation for right-of-way, valuation, tax problems and other real estate matters.  Harry has completed both form and narrative appraisals of nearly every variety of residential and commercial property, including a specialty in outdoor advertising.

Before joining Bowery, Harry owned and operated his own appraisal firm. He is qualified as an expert witness in Federal and State Courts in Florida, North Carolina and Pennsylvania and has performed appraisal services in the following states; Florida, Georgia, New York, New Hampshire, North Carolina, South Carolina, Tennessee, Kentucky, Washington, Alabama, Pennsylvania, Texas, Virginia, Wisconsin and Michigan.

Harry graduated from Florida State University.

Patrick Wilson is a Senior Vice President at Bowery Valuation who joined the firm in January 2026. He has been involved in valuation, consulting, and brokerage across multiple sectors of the commercial real estate industry for nearly two decades. Prior to joining Bowery, he served as a Valuation Services Director at Colliers, with leadership roles in Colorado as well as Phoenix, Arizona and San Jose, California.

Patrick has provided valuation and advisory services for estate planning, commercial lending, development feasibility, litigation support, tax appeal, and foreclosure support across a wide range of proposed and existing property types. His experience includes corporate campuses, flex, industrial, office, retail, shopping centers, net-lease assets, agricultural properties, and land, with a particular emphasis on assets throughout the Western United States. Throughout his career, he has specialized in office, medical office, industrial, and retail properties.

His clients primarily include banks, pension funds, private equity firms, and attorneys. Patrick earned a Bachelor of Science in Business Administration with a concentration in Real Estate Finance and a minor in Construction Management from Colorado State University.

Ross Wigon is a Senior Vice President at Bowery Valuation who joined the firm in February 2019. He has worked in the real estate appraisal industry since 2015 and has experience appraising multifamily, mixed-use, office, retail, and industrial properties in New York, New Jersey, Connecticut, Pennsylvania, Maryland, Florida, Texas, Indiana, Arkansas, and Tennessee.

Prior to joining Bowery, Mr. Wigon served as an Associate at BBG based in New York.
